A Phase I Environmental Site Assessment (ESA) is an essential part of due diligence prior to purchasing commercial real estate. A Phase I ESA will determine if a recognized environmental condition(s) (REC) is present on a property. A REC may pose a risk to the environment and/or human health and could be a significant liability to the purchaser.
If a REC is identified on a property, a Phase II ESA may be conducted to characterize how soil, soil vapor, and groundwater have been impacted.
